Victor Billskoog has worked both ends of a new-construction project — finding the land, and selling the finished house. He grew up inside Miami's luxury residential trade, designing, fabricating, and installing high-end kitchens, closets, and custom interiors through his family's business, Scandinavian Design House, so he reads a set of plans the way most people read a floor plan: he knows what a detail costs, how long it takes, and whether it will actually be built the way it was drawn.

Tayreen Nelson spent more than two decades in law before real estate — probate, title, and transactional work — and is a founding member of Law Grads of Compass. She handles the part of new construction that goes wrong quietly: the contract, the deposit structure, the completion and punch-list language, the survey and title issues that surface late.

Together, inside the Riley Smith Group at Compass, that means a buyer gets someone who can walk a job site and someone who can read the builder's contract — and a developer gets a team that can position a project without waiting to be told what it is.

Victor's path into real estate ran through the trade itself. Working alongside his father and sister at Scandinavian Design House, he spent years in the design, construction, and installation of high-end kitchens, closets, and custom interiors across Miami's luxury homes — building a foundation in both craftsmanship and client relationships.

Before that, he spent more than three years caddying on the PGA Tour for Erik Compton, working over 95 events and five major championships, including the 2015 Masters and a second-place finish at the 2014 U.S. Open at Pinehurst No. 2. He graduated from Barry University with a degree in Sports Management and a minor in Business Marketing, where he was part of two national championship golf teams under coach Jimmy Stobs.

His experience runs the full length of a project. He has represented buyers on the land acquisition and then carried the same site through to the sale of the completed residence — on record twice in Coconut Grove, at 30 Samana Drive and at 1701 Micanopy Avenue. Knowing what a lot will carry before anyone breaks ground is a different skill from listing the house once it stands, and it is uncommon to find both in one agent.

Born and raised in Miami to a Swedish family, he is fluent in Swedish and brings the work ethic of a tour caddie with the eye of someone who has installed the millwork himself.

Tayreen is a Florida residential real estate advisor with the Riley Smith Group at Compass and a former practicing attorney, bringing more than two decades of legal training to residential transactions across Coconut Grove, Coral Gables, Pinecrest, and South Miami.

A graduate of Florida State University and St. Thomas University School of Law, her background in probate, title insurance, and real estate transactional law shapes how she reads a builder's contract — anticipating issues early, protecting client leverage, and coordinating with lenders, title professionals, inspectors, and legal counsel when a deal requires it. She is bilingual in English and Spanish and a founding member of Law Grads of Compass.

She is also a former professional athlete. As a defensive back for the Florida Stingrays, she played in the 2003 Women's Professional Football League national championship — second in the nation — and before that played on Florida State University's nationally ranked Women's Rugby Team from 1995 to 2000. Reading a play before it develops is a useful habit to carry into a contract.

A Miami native, she represents buyers and sellers across the Grove and the Gables with an emphasis on preparation over enthusiasm.

Builds it — holding the schedule, the trades, and the cost of every detail on the drawings.

Surveyor

Establishes boundaries, setbacks and elevation, and issues the certificates lenders and insurers rely on.

Tree survey & arborist

Identifies every tree on the lot and which are protected. Under the Grove's canopy, removing or relocating a specimen takes a permit — and what stays often shapes where the house can sit.

Municipality

Issues permits, runs inspections, and grants the certificate of occupancy.

Lender & appraiser

Finances the project and values the finished residence.

Title & closing attorney

Clears title, handles lien releases, and closes the transaction.

Insurance

Places the policy, using wind mitigation and elevation data from the survey.

Inspector

Independent eyes on the work at the stages that matter most.

Buying to live in it

You are buying a set of drawings and a promise. We walk the site with you at each stage, translate the finish schedule into what you will actually live with, and negotiate the terms that matter in a build contract — deposit structure, completion language, allowance and change-order treatment, warranty, and what happens if the date slips.

Buying as an investment

New construction in the Grove is bought as much for what it holds as for what it is. We underwrite the basis against real comparables, flag the finishes and floor plans that date fastest, and are candid about which streets carry an $8M number and which do not.

Land to build on

We find lots — including ones not widely shopped — and read what each will actually carry: zoning, setbacks, elevation, and the realistic resale ceiling for that block. Then we connect you with the architects and builders we know deliver, and represent you through the purchase.

Selling a completed home

Finished a build, or bought one and ready to move on? A new-construction sale is not a resale listing. It is priced, photographed, and told differently — and the buyer pool is smaller, sharper, and largely reachable before the property is ever public.
